This 75-minute program, third in a five-part series on Project Delivery Methods, provides an overview of the Construction Management (CM) process. The course begins with a video introduction by Don Rudy, AIA, AIACC Vice-President of Professional Practice, who describes how this delivery method is structured, the responsibilities of the various parties, and the pros and cons of utilizing a Construction Manager.
This course, appropriate for owners, design and construction professionals, covers a variety of project delivery scenarios in which a construction manager is added to the building team to oversee scheduling, cost control, constructability, project management, building technology, bidding or negotiating, and/or the management of the construction process. The course describes how a CM can serve in different capacities with varying degrees of authority, depending upon how a project is structured.
The course is accompanied by PDFs of 1) a CM Project Delivery Guide, which provides an in-depth discussion of this project delivery method, and 2) Construction Management Case Studies, which provide valuable lessons to help owners, architects and contractors meet important project goals and avoid costly design and construction mistakes.
The course provides detailed descriptions and diagrams of the contractual relationships, responsibilities of the various parties, quality control concerns, schedule and cost implications and capabilities required when a CM is an integral part of the project team. The course also includes objective narratives and examples about conflicts of interest, ownership of documents, insurance requirements, dispute resolution and general pros and cons of this delivery method.
